Summary of Position: This position will assist with the daily operations of Wasilla Area Senior Housing. WASI housing includes seven (7) apartment buildings comprised of 136 rental units for low income and market rate seniors ages 62 and up and 40 rental units for low income and market rate seniors ages 55 and up. This position works closely with the housing manager, housing staff, and WASI office staff.
Responsibilities and Duties:
- Adhere to and clearly articulate the mission and core values of WASI
- Provide exceptional customer service to all clients and potential clients in a professional manner.
- Provide clear, complete information about WASI housing to callers and visitors, explaining rates, availability, and how the waitlists work.
- Maintain all application files, forms, and binders, updating as necessary.
- Maintain multiple waitlists for low-income and market rate clients per regulations and policies.
- Coordinate apartment viewings with potential clients.
- Coordinate with maintenance and janitorial to schedule client move-ins.
- Perform move-in/move-out inspections, noting all damage.
- Assist Housing Manager with obtaining proper documents for third-party income verifications for each resident or potential resident.
- Deliver information, notices, and rent receipts to residents per Housing Manager request.
- Regularly check lock boxes for rent and work orders.
- Receive key requests, issue keys, and maintain key inventories for all buildings.
- Document and resolve tenant conflicts, disagreements, questions, etc., or elevate to supervisors for action.
- Work with Housing Manager to issue lease violations when necessary.
- Prepare monthly announcement/calendar boards for houses.
- Cover front desk (Housing/Maintenance Assistant) when necessary.
- Respond to crisis and/or emergency situations, including informing WASI supervisors.
- Comply with statutes and regulations about confidentiality and tenants’ rights.
- Comply with Housing office procedures, ensure that filing systems are maintained and comply with the Access to Information Act.
- Willingness to travel for training courses and/or conferences as needed.
- Other duties or tasks as assigned.
Skills and Abilities Required:
- ENJOY working with seniors!
- Must pass and remain eligible to pass an Alaska Background Check
- Must provide and maintain a valid State of Alaska driver’s license and proof of insurance (or of insurability).
- Must pass a drug test as assigned by WASI, and remain free of intoxicating or illegal substances at work (including cannabis and related substances)
- High School diploma or equivalent
